Just because your roof leaks when it rains doesn’t mean you need a new roof. Unless the shingles of your leaking roof have deteriorated, cracked or blistered a simple roof repair may fix your problem. The shortest expected life span of any manufactured shingle is 20 years.
Many types of shingles are expected to last 30 or more years. Without other contributing factors such as storm damage, inadequate ventilation, foundation issues or improper installation, your home’s roofing system, with occasional maintenance should last throughout its warranty period of 20 to 30 years or more.
Most roof leaks are not from failing shingles, but occur around flashing, furnace stacks, plumbing vents, valleys, chimneys, skylights or missing shingles. All of these types of leaks can be repaired without replacing the entire roof. Whether or not the style and color of the existing roof can be matched is a different issue. If your current roof in less than 15 years old a close match is possible.
